Commercial Inspections

Quality Structural Inspections will need access to ALL spaces in the property that are included in the Walk Through Survey.  We will do a walk through survey and has a limited scope (This is not an Inspection- it is a Walk Through Survey) as defined in section 8.4.8 of ASTM 2018 and produce a Property Condition Report. We can also take care of the elevator inspection (if required) for an additional fee. 

As stated in ASTM 2018 section 8.4.8, we will survey and report on Physical Deficiencies and survey items that are easily visible and readily accessible. We will NOT report on routine maintenance nor minor repairs. We will require a Pre-Survey Contract to be signed in advance; if not signed prior to scheduled survey inspection we will not be able to preform the Survey at the scheduled time. 


Site

Building Envelope and Structure

+ We will report on major defects, we will not report minor details


Roof

+ We will need to know age and/or if there is a Warranty 

+ THIS IS A MUST...We will need access to the Roof

+ We will check and report on condition of roofing materials

+Any Venting/ roof protrusions

+ All A/C, Heating roof mounted systems  (heating/ cooling)


Plumbing

+ Visible portion of water main (this supplies the house with water)

+ Water Heater

+ Vents- Vent pipes, water heater vents

+ Drain and Waste pipes

+ Water Distribution (visible pipes distributing water through the commercial building- We cannot see into walls)

+ All Restrooms

+ Flooring drains

+ Gas Lines

*We will also show you where the gas main and water main is located and include the location in our report! (If accessible)


Heating

+ We will report on apparent age of the system

+ Will need copy of maintenance contract (if one present and required), Upgrades, or past replacements (if required)

+ If heating equipment is shutdown or not operational at time of Walk Through Survey, an opinion of the condition of the system will be provided as to the extent observed.


Air Conditioning and Vents

+ We will report on apparent age of the system

+ Will need copy of maintenance contract (if one present and required), Upgrades, or past replacements (if required)

+ If Air Conditioning equipment is shutdown or not operational at time of Walk Through Survey, an opinion of the condition of the system will be provided as to the extent observed.


Electrical

+ Will report on what is provided and the distribution through the building 

+We will note any special or unusual systems 


Vertical Transportation

+We will observe the Certificate of Inspection and report if it is current or needs inspection

**Most state and Federal law require that Elevators and escalators be inspected by specialists

+ We can handle this for you for an additional fee


Life Safety & Fire Protection

+This includes Sprinklers, Standpipes, fire hydrants, etc

+ Exit Signs

+ Fire doors 

+Panic Hardware

+Exterior doors

+ Check Fire Extinguishers


Interior Elements

+ Common Areas

+ Lobbies and Restrooms 

+Floors, ceilings, and wall finishes

+ Note Amenities (Fountains, Shops, etc)

+ Other Areas (agreed upon with Client prior to Survey being conducted)

+ ADA excluded in this Survey-  We can handle this for you for an additional fee

Our Property Condition Report (PCR) will include photos, documentation acquired during site visit, and an executive summary of the report.
